Hardwood floors, if maintained properly, should last a lifetime. However, from time to time, due to neglect, abuse or accidental damage, they may need to be completely sanded back. The objective in these situations is to return the floor to a 'new' condition. Someone seeing the floor for the first time would think that it had just been fitted. However, the final appearance is not the only issue. A floor may look fresh as soon as it has been sanded and sealed but if the techniques used to achieve that look are not correct, the floor will become worn under traffic much quicker than it should.
